This lovely, fully furnished garden studio apartment is tucked away in a safe, quiet residential neighborhood at the border of chic Elmwood District (Berkeley) and hip Rockridge District (Oakland). The detached studio sits behind a three unt Edwardian house and has its own entryway. Space includes a queen bed, large closet, big wooden writing desk, and ample charming shelving. Kitchen with new refrigerator/stove/oven. Newly remodeled bathroom with bright, tiled shower. Washer/dryer in basement shared with tenants in main building. The studio opens onto charming shared garden area surrounding enclosed back patio. The home and yard are non-smoking. Dog could be negotiated but no cats permitted (allergies). To seal this already sweet deal, there are lots of location perks, too! House on property is occupied by quiet, generous, and courteous professionals making for a great community feeling. All the non-house neighbors on our short little street are friendly, to boot. There is plenty of on-street parking available with permit or nearby non-permitted. But wait, there's more! We're just a quick walk (12 minute), bike (5 min), or bus (5 min) ride to UC Berkeley campus up historic and lively Telegraph Ave. And it’s a quick stroll to Elmwood (.5 mi) and Rockridge (.5 mi) shopping areas on College Ave (where it’s easy to find good Indian, Italian, Japanese, Mexican, Chinese food, and our local artsy movie theater). Numerous parks, grocery stores, and cafes are also within walking distance. And you can BART to anywhere in Bay Area from the Ashby BART station (.7 mi) or Rockridge BART (1 mi). If you like mountains, we also walk every morning in Claremont Canyon -- the trailhead is just a five minute drive away (also walkable, but we drive to maximize time in the hills). Link to information about trail included below. Utilities included: Water, trash, recycling. Tenant must set up their own acct for gas and electric or pay through owner, if necessary. To set up own acct, will need to show proof of residency (contract with us for apartment is sufficient). Tenant will also need set up own wifi through a local provider. Deposit & Terms: We provide a standard CA lease and addendums. Security Deposit of USD$750.00 and first month’s rent due upon rental agreement to hold apartment for all leases. Two written references required from tenant (employer / colleague / former landlord). We do check references for all tenants via email or phone. Local references also encouraged.
