We are a family of 4 (two lawyers, one of whom works at the legal clinic at UofT, a 12 year old and a 10 year old) leaving on a year long adventure. We are hoping to rent our home to another family looking to have their own adventure in Toronto. What's unique about our house is the number of dedicated spaces for various activities. In addition to the four bedrooms, there is: 1) A second floor board game/reading room/second office space. 2) A television room in the basement. 3) A separate office on the first floor. 4) A separate gym in the basement. 5) A second kitchen in the basement. 6) A laundry space on the third floor and a laundry room in the basement. Our house accommodates a lot of different people doing a lot of different things without falling over one another or interrupting one another. For instance, you can be cooking a meal while someone finishes up work while someone else plays a board game, someone else watches TV and someone else works out. Also plenty of space for folks coming to visit. All of the bedrooms have either a double or queen size bed. There is also a pull out couch in the board game room. What our house does not have is massive bedrooms with ensuites, walk in closets or luxurious spa type bathrooms. Our neighbourhood is lovely. It's a quiet tree-lined street with a mix of families, students and older couples. Our neighbours are great too. Our immediate neighbours are professors/staff at York University and University of Toronto. The main floor is open concept so great for entertaining. The back yard has a nice deck, barbeque and patio furniture. We have a projector TV in the basement which we take outside to play movies on the garage wall in the summer/fall. We also have a portable fire pit that can be used in the back yard. The house is detached and has windows on all four sides which is great for air flow in the summer months. As a result we don't have (and don't need) air conditioning. Don't underestimate the value of a garage in downtown Toronto. It means you don't have to search for parking on the street or dig out a parking spot in winter or scrape off winter from your car. It is also a great space to store your bikes and seasonal toys. Depending on your interest, we can leave the following things for you to use or we can store them off site: 1) 30+ board games from our collection 2) a Play Station 4 in the office 3) A ball hockey net in the garage. The kitchen will come fully stocked including an instant pot and espresso maker. While we have said it in other sections, we can't understate how great this neighbourhood is for families. Kids can participate in organized swimming, dance, hockey, soccer and baseball leagues/lessons all without driving. 10 minute walk away Christie Pitts park has multiple outdoor pools in the summer and an outdoor artificial ice rink in the winter (as well as baseball diamonds, play structures and the best tobogganing in the city). The Toronto food scene is excellent and you do not have to walk far to enjoy it. We are a 10 minute walk from Korea Town but also very close to Indian, Latin American, Ethiopian, Italian, Chinese, Middle Eastern and Japanese restaurants. Our kids go to Essex Public School which we recommend. We are in district for three high schools: Central Tech, Harbord and Central Toronto Academy which are all well regarded. We are close to St. George's Private School and other private schools as well. We would love to talk to you more about the house for those who are interested.

Comments: Two minute walk from elementary school (Essex, Hawthorne) also close to Palmerston elementary. Walking distance to three high schools. Walking distance to a community pool and indoor rink. Walking distance to an outdoor pool and outdoor rink.

Comments: There is a separate kitchen in the basement. There are two laundry rooms. Separate garage with ample space for a car and bikes etc. The garage opens onto a dead-end lane. Concept 2 rowing machine, weights, mats and older stationary bike in gym.

Comments: The house is on a quiet, one way side street yet everything you need is within walking distance. 10 minutes from the subway. Three grocery stores within 5 minute walk. One of Toronto's destination parks (Christie Pitts) is within 10 minute walk..
