Best of both worlds -a quaint restored Victorian house abuts Charles River conservation land, walking trails and newly designed playground. Easy access to downtown Boston (20 minute drive or via the commuter rail). Relax on the front porch, lounge/grill in the backyard or launch a canoe minutes from home. Gourmet bakery, Starbucks and grocery store within a 5 minute walk in Auburndale Square, a village of Newton; many restaurants and movie theater within a 5 minute drive. Our home, built in 1890, is featured in a City of Newton publication of historic homes as an example of Colonial Revival architecture. Over the past 11 years we have lovingly restored and renovated our home. Being an older home, it has its quirks (the rooms are smaller, laundry is still in the basement), but we love its sweet, quiet coziness, and the fact that we are so close to nature with the Auburndale Cove Conservation Land abutting it. Guests have access to the 1st & 2nd floors of the house, porch and yards-basically everything excluding the 3rd floor (and any closets which are locked). Our house is best suited for a family with young children; we have a charming 2nd floor playroom/family room with an impressive children’s library. There is a queen bed in the primary bedroom; a twin bed in each of the secondary bedrooms; a Bjorn travel crib to accommodate an additional infant. The rooms are small but sweetly furnished. There is a modest bathroom with a tub/shower combo on the second floor and a half bath on the first floor. There is a safely gate for infant/ toddlers at the top of the stairs, and cordless blinds in the secondary bedrooms. There are window air conditioners on the first floor and in the bedrooms in the summer. There is a grill, a hammock, a large outdoor sectional and a patio table/4 chairs in the backyard. The covered front porch also has a table w/seating, Adirondack chairs and a porch swing. The setting is leafy, peaceful and quiet. We want you to have a great stay. We have tried to make the house as comfortable as possible. There are new mattresses in the bedrooms, and we supply freshly washed hand towels, pillows, blankets, linens and quilts. We have a well-stocked kitchen with everything you might need. Our home is always thoroughly cleaned beforehand by our amazing cleaners; we hope you find the house as welcoming as we do!

Comments: It is a quiet, peaceful setting abutting conservation land and the Charles River but very close to route 128, the commuter rail and Boston proper
